Pre-Construction

Great construction begins long before the first day on site. Our pre-construction services give homeowners, developers, and commercial clients the strategic foundation they need to move forward with confidence.

We conduct a thorough feasibility assessment of your site, review zoning and regulatory requirements, and coordinate with your architect and engineers to ensure your design is buildable within your budget. From there, we develop a detailed, line-item cost estimate — one you can rely on, not a rough number that balloons once work begins.

Permit management is handled entirely in-house. We know the Anne Arundel County process and the broader DMV regulatory landscape, and we manage submissions, responses, and approvals so you never have to chase a permit yourself.

Our pre-construction process eliminates the surprises that derail most projects before they begin.

Scope & Design Validation

We review the project scope — whether from your own drawings or developed collaboratively with you — and identify any constructability issues, code compliance gaps, or coordination conflicts before they become field problems. If something won't work as drawn, we tell you during design, not during framing.

Permitting & Trade Bidding

We manage the permit application process directly, including any required engineering submissions, soil reports, or state-level reviews (such as Critical Area or floodplain permits). Simultaneously, we issue bid packages to our qualified subcontractor base, evaluate proposals, and present you with a fully reconciled GMP (guaranteed maximum price) before work begins.

Schedule & Mobilization Plan

A construction schedule is not a list of phases with approximate dates. It is a sequenced, trade-coordinated document that accounts for lead times on materials, inspection hold points, and the logical dependencies between every task on the job. We build this document before we mobilize, and we measure every week of construction against it.
